Lake Chatuge Perfect Sunday Afternoon.

Lake Chatuge Lake Level latest midnight elevation was 1924.0, Remember full pool is considered 1926.0 and the top of the spill gate is 1928.0. It appears like we are right in line with TVA Chatuge Operating Guide.




The Mountains of North Georgia and Western North Caroline are looking great. The Azaleas, Rhododendron and Dogwood Trees are at full bloom. The bright oranges, reds, purple and white make the GA and NC Mountains look alive from the lake. It is my understanding that the bass are on bed now. Saw quite a few fishermen out on Sunday trying their luck. I trolled for a while, but no luck this time. The lake is starting to get busy. There were all kinds of boats (Personal Watercraft, Pontoons, Sail, Bass, and Run-abouts) out on Lake Chatuge Sunday. With the water tempurtures rising the beach and play ground by Hiawassee was very busy when I went by. The lake appeared to have more activity on the GA side than the NC side. Did see a low flowing ultra-lite plane buzz the dam a couple time, I’m sure the people walking the dam enjoyed it. At first I thought he was trying to land on the dam. Looks like the rope swings are still down. Not sure who it was (TVA or Forest Service) but, late last year somebody took down all the rope swings around the lake. Not only did they cut the swings down, but they also cut the trees down.

Lake Chatuge Lots.

Lake Chatuge is recovering nicely from the drought of 07. The lake is almost full. Lake lots are looking good. The lake front lots on the upper Hiawassee River section are even looking good.


Based on the MLS data there is now 54 Lake Front Lots on Lake Chatuge on the Georgia side (Hiawassee, GA). Prices range from $69,900 to $1,100,000. The average list price is $477,940. The median list price is $496,000.

Based on the MLS data there is now 24 Lake Front Lots on Lake Chatuge on the North Caroline side (Hayesville, NC). Prices range from $319,000 to $3,500,000. The average list price is $737,363. The median list price is $569,900.

Please keep in mind that anything under the $400,000 range may have issues such as can not get a dock permit, small usable acreage, no ownership below the 1933 elevation, etc.

Lake Chatuge Real Estate Market Report.

It is not all bad news for the Real Estate market in Towns County. It a great time to buy in Towns County.(Grin) We had 26 sales in March versus 15 sales in February. 13 Pending in March versus 12 Pending in February. 137 New listings in March versus 96 New listing in February. Water level way up.

Well Lake Chatuge in now past the highest it was all of last year. Last lake level reading was 1921.5'. Lets hope it keeps going up. Thanks TVA for keeping as much water as you can. We are way past winter levels.
