Lake Chatuge Lake Level latest midnight elevation was 1924.0, Remember full pool is considered 1926.0 and the top of the spill gate is 1928.0. It appears like we are right in line with TVA Chatuge Operating Guide.

The Mountains of North Georgia and Western North Caroline are looking great. The Azaleas, Rhododendron and Dogwood Trees are at full bloom. The bright oranges, reds, purple and white make the GA and NC Mountains look alive from the lake. It is my understanding that the bass are on bed now. Saw quite a few fishermen out on Sunday trying their luck. I trolled for a while, but no luck this time. The lake is starting to get busy. There were all kinds of boats (Personal Watercraft, Pontoons, Sail, Bass, and Run-abouts) out on Lake Chatuge Sunday. With the water tempurtures rising the beach and play ground by Hiawassee was very busy when I went by. The lake appeared to have more activity on the GA side than the NC side. Did see a low flowing ultra-lite plane buzz the dam a couple time, I’m sure the people walking the dam enjoyed it. At first I thought he was trying to land on the dam. Looks like the rope swings are still down. Not sure who it was (TVA or Forest Service) but, late last year somebody took down all the rope swings around the lake. Not only did they cut the swings down, but they also cut the trees down.

Lake Chatuge is recovering nicely from the drought of 07. The lake is almost full. Lake lots are looking good. The lake front lots on the upper Hiawassee River section are even looking good.

Based on the MLS data there is now 54 Lake Front Lots on Lake Chatuge on the Georgia side (Hiawassee, GA). Prices range from $69,900 to $1,100,000. The average list price is $477,940. The median list price is $496,000.

Based on the MLS data there is now 24 Lake Front Lots on Lake Chatuge on the North Caroline side (Hayesville, NC). Prices range from $319,000 to $3,500,000. The average list price is $737,363. The median list price is $569,900.

Please keep in mind that anything under the $400,000 range may have issues such as can not get a dock permit, small usable acreage, no ownership below the 1933 elevation, etc.

It is not all bad news for the Real Estate market in Towns County. It a great time to buy in Towns County.(Grin) We had 26 sales in March versus 15 sales in February. 13 Pending in March versus 12 Pending in February. 137 New listings in March versus 96 New listing in February. (Source NEGABR MLS)

Lake Chatuge is now higher than highest level it was all of last year. I guess TVA has decided to keep as much water as they can. We are way past winter pool levels. Let hope and pray it keeps going up.

Well Lake Chatuge in now past the highest it was all of last year. Last lake level reading was 1921.5'. Lets hope it keeps going up. Thanks TVA for keeping as much water as you can. We are way past winter levels.

We've been getting some precipitation lately, don't get me wrong we still need more, but every little bit helps. We are almost back up to winter pool levels. Last reading was 1915.25'. That up about a foot in the last month or so. Let hope and pray it keeps going up.

As to the real estate on the lake. Couple new 2+ Million dollar homes just came on the market. Looks like people are getting ready for the spring showing.

54 Lake Front lots on the market at this time. They range in price from $329,000 to $2,500,000. The average comes in at $587,652 and the median is $549,000. Below the $400,000+- mark may just have a slip in a community dock.

55 Lake Front residential homes on the market at this time. They range in price from $259,000 to $3,125,000. The average comes in at $968,729 and the median is $799,000. Below the $600,000 you are in the non-dockable, mobile home, small, teardown, small lake frontage, etc. type place. 18 of them are over the $1,000,000 mark.

22 Lake Townhouse, Condo type place on the market at this time. They range in price from $370,000 to $585,000. The average comes in at $504,177 and the median is $539,000. Most of them come with a slip in a community dock.

First Great Weekend of the Year.

Talk about a great weekend. Temps in the Mid 80 and water temps in the low 60. The lake was busy this weekend. Lots of activity at the marinas. With weather like we had this weekend, you just know why it is such a great place to call home. Saw a lot of out of town tags this weekend also. The boat house restaurant at the Ridges Marina was doing outside cooking on the big BBQ grill and the customer where all over the place. Water has been turned back on to the docks at the Ridges marine and saw a lot of people dewinterizing their boats. Looks like we are into a great start on the water this year. Now all we need is for the lake to get to full pool and have the water temps go up!

On the Lake Chatuge Real Estate front saw a couple lots and a home go under contract this weekend so it looks like the market was active too.

Fishing is Good.

Lake is starting up!

Hey looks like the TVA is going to start the lake back up. Yes it's late this year and the TVA took it down more than last year. At this time we are about 3 feet below last year at this same time.

At this time the only dock-able lake side restaurant is at the Ridges/Fieldstone marine. The Yacht Club or Boat House restaurant is the only place you can dock and get some food on the lake.
